Yes, there are several housing support options available through the National Disability Insurance Scheme (NDIS).

1. Specialist Disability Accommodation (SDA)

If you have very high support needs, the NDIS may fund specialist housing, which is designed specifically for people with extreme functional impairments.

2. Supported Independent Living (SIL)

The NDIS may fund Supported Independent Living (SIL) for individuals who require assistance with daily tasks.

SIL is different from SDA in that it covers the cost of the support staff, rather than the cost of the home itself.

(While ‘SIL disability housing’ often refers to homes where supported independent living services are provided, please note that Sana Living are not a SIL provider; we are an accommodation provider).

3. Home modifications

If you’re living at home but need changes to improve accessibility (such as ramps, rails, or bathroom upgrades), the NDIS can fund home modifications as part of your plan.

(Please note that Sana Living do not offer home modifications).

4. Assistance with finding a suitable home

NDIS can also provide a support coordinator to help you find a home that meets your needs.

Outside of the NDIS, you may also be eligible for other government and community supports.

Yes, the NDIS can provide funding to help individuals live safely and independently in a home they own.

Yes, two people on disability can absolutely live together – so long as both individuals are comfortable with the arrangement and their needs are met.

In some cases, the NDIS may fund shared living options such as Supported Independent Living (SIL) and Specialist Disability Accommodation (SDA).

Should two individuals choose to share a bedroom, the NDIS will assess the arrangement to ensure it meets the support needs of each individual and doesn’t pose any risks.

Yes, all Sana Living homes include disabled parking to ensure residents with mobility needs have easy access to their homes.

However, while all homes include disabled parking, the exact setup may vary depending on the location and building type (for example apartments have different parking arrangements from independent villas).

To apply for disability housing with Sana Living, follow these general steps:

1. Check your eligibility

Ensure you meet the eligibility criteria for Sana Living housing.

We can assist you with this process.

2. Explore our housing

Explore our disability housing options, take a virtual tour and then contact us to arrange an in-person viewing.

We will provide you with clear, transparent information to help you make an informed decision in securing a home that meets your specific needs and preferences.

3. Complete an application form & await approval

You will need to fill out a disability housing application form with your personal details, disability support needs, and housing preferences. This may include information about your current living situation, your specific accommodation requirements, and any additional support you need.

Once your application has been submitted, the approval process typically takes around 6 to 9 months. However, depending on the information received, the urgency, and the assessment of your eligibility, it could take less time, or could take up to 12 months.

4. Secure your SIL provider

Our goal is always to provide choice. We can help you find an appropriate SIL provider.

(Please note that Sana Living are not a SIL provider; we are an accommodation provider).

5. Review and sign the agreement

Once you’ve chosen your home, we’ll help you review the tenancy agreement and provide all the necessary information before moving in.

To be eligible for NDIS accommodation support, there are a number of criteria you need to meet. We can discuss this with you.

Appendix H is a pricing arrangement funded by the NDIS that enables Specialist Disability Accommodation (SDA) eligible Participants to live with people who are not eligible for SDA funding.

The NDIS Appendix H funding adjustment applies only to SDA Participants wanting to live with non-eligible friends or family etc. The payment does not extend to any household members who don’t have SDA funding.

Appendix H gives SDA-eligible Participants greater choice and control over their living arrangements. You can choose to live with a combination of SDA and non-SDA eligible residents while maintaining your independence.

Non-SDA residents typically contribute their agreed portion of rent or living costs directly to the housing provider.

Please note: Appendix H is a budget adjustment, not a new SDA assessment or review.

Appendix H is designed for NDIS Participants who:

• Are eligible for SDA funding (or already have SDA approval), and

• Wish to live with non-SDA eligible individuals

Non-SDA eligible individuals may include:

• Family members (parents, siblings, adult children)

• Partners or spouses

• Friends or housemates

• Carers or others who are not SDA-funded

When an Appendix H arrangement is in place, the SDA funding is adjusted to reflect the shared living arrangement.

Non-SDA residents contribute their agreed portion of rent or living costs directly to the housing provider.
